WHO WE ARE
– J. Antonio Marquez, Principal
Comunidad Realty Partners (CRP) is a dynamic real estate investment firm specializing in workforce housing communities in culturally diverse neighborhoods. Core to its investment strategy is creating culturally-relevant, inclusive communities that are tailored to the various ethnicities living at its communities. The company specializes in revitalizing apartments in infill locations and implementing its proprietary cultural management platform which includes specific cultural upgrades, community investment initiatives, and social impact programs that build community and enrich lives. CRP uses its multifamily lifestyle brand “Buena Vida Community” at its properties to represent its mission of delivering an unparalleled experience of enhanced multifamily living by providing more than just a home but a lifestyle
The firm’s investment philosophy is predicated on fostering innovative lifestyle improvements that align with its residents wants and needs and differentiate the living experience in order to create long-term value for residents and communities in a socially responsible way. The firm takes a holistic approach to its investments through symbiotic stakeholder integration of residents, staff, vendors, the greater community, the environment, and investors in order to truly maximize economic and social returns. Additionally, the firm is focused on “green” environmental improvements that reduce its properties’ energy footprint while reducing utility costs for residents.
CULTURE & CORE VALUES
Comunidad Realty Partners has a robust corporate culture that integrates the backgrounds, skill sets, and cultural idiosyncracies of its team members into the corporate fabric in a way that allows the “Buena Vida” lifestyle brand to permeate throughout all facets of its corporate and property-level operations. Having a collaborative, horizontal management style that breaks down hierarchical and bureaucratic bottlenecks allows our management team to adapt to property and residents needs in an effective way. Our team is intimately involved in day-to-day operations in order to keep a finger on the pulse of staying relevant to its residents and a signature of the firm’s service offering. We subscribe to a values-driven approach to management that has guided us by closely aligning our core values with our business activities.
The firm’s core values are the following:
Doing the right thing is not always the easiest decision but it’s always the right decision and one that the firm follows ardently with unwavering integrity.
Passionate Work Ethic
Love what you do and work passionately doing it. Work is meaningless if it’s not done in a rewarding and meaningful way to the person doing it.
Genuine gratification is achieved striving for a higher purpose and one that’s disciplined enough to fulfill that purpose.
Have the humility to lead by doing and by serving the team members around you.
Take calculated risks, question conventional wisdom, and innovate with fearless entrepreneurialism.
Relentless Pursuit of Excellence
Be gratified but never satisfied. Be rewarded by what you do but not satisfied as satisfaction can breed complacency. Continuous improvement and the desire to always excel and get even better are quintessential.
Take a holistic approach to your activities through symbiotic stakeholder integration of residents, staff, vendors, the greater community, the environment, and investors in order to truly maximize economic and social returns.
The executive team at CRP has a unique combination of experience and specialized knowledge in the areas of real estate and the cultural marketplace; realizing success in both sectors over the past 30 years. After a number of investments in multifamily real estate, CRP recognized a void in the marketplace as workforce housing apartments were found to be overly commoditized and cookie-cutter, one-size-fits-all products treated as static, fixed operations that were run passively. The industry lacked differentiation and energetic, service-oriented management that uniquely tailored its product to their resident profile. This was particularly apparent in the B/C asset class with operators that were undercapitalized, complacent, unsophisticated, and homogeneous. In 2007, CRP ventured to provide a differentiated multifamily product and tap into a niche market that was grossly underserved yet dynamic, large, and growing: the Hispanic renter population. Since then, CRP has built a portfolio that is committed to community and committed to the residents that make its communities thrive.
