The executive team at CRP has a unique combination of experience and specialized knowledge in the areas of real estate and the cultural marketplace; realizing success in both sectors over the past 30 years. After a number of investments in multifamily real estate, CRP recognized a void in the marketplace as workforce housing apartments were found to be overly commoditized and cookie-cutter, one-size-fits-all products treated as static, fixed operations that were run passively. The industry lacked differentiation and energetic, service-oriented management that uniquely tailored its product to their resident profile. This was particularly apparent in the B/C asset class with operators that were undercapitalized, complacent, unsophisticated, and homogeneous. In 2007, CRP ventured to provide a differentiated multifamily product and tap into a niche market that was grossly underserved yet dynamic, large, and growing: the Hispanic renter population. Since then, CRP has built a portfolio that is committed to community and committed to the residents that make its communities thrive.

Santiago Rivera Torres | Managing Director
Santiago Rivera Torres serves as Managing Director at Comunidad Realty Partners, a Quez Capital company. He oversees portfolio management activities including capital improvement projects, ancillary income services and cultural services & programs implementation. He also is involved in establishing and developing the firm’s commercial partnerships and strategic alliances as well as supporting capital raising efforts and investor relations. Mr. Rivera Torres has worked in the Real Estate and Construction sector in Mexico and U.S. for the last 12 years; his experience ranges from working on family-owned projects on developments in Baja under a joint venture with Hines Real Estate and low income housing projects in Mexico. The Rivera Torres family has been involved in $3 billion USD in housing (400,000 units), hotels & resorts, industrial parks, retail/mall development, and infrastructure development throughout Mexico.
Rachel Deitemeyer | Principal and Finance Director
Rachel Deitemeyer serves as Principal and Finance Director at Comunidad Realty Partners, a Quez Capital company. She is responsible for the finance components of the company and involved in tax strategy, treasury management, financial management, and risk management. In addition, she facilitates investor reporting and instrumental in the strategic direction of the company. Previously, she worked with Biomed in San Diego, United States Department of Agriculture, and Lockton Companies, the world’s largest privately-held insurance company. She graduated from the University of Nebraska with honors.
Patrick Borja | Executive Vice President – Finance & Accounting
Patrick Borja serves as Executive Vice President – Finance and Accounting of Comunidad Realty Partners, a Quez Capital company. He is responsible for financial reporting, taxation, and treasury management activities for both the company and its portfolio of assets. He is involved in implementing financial and accounting strategy, maximizing financial performance, and risk management. Mr. Borja has over 20 years of real estate experience in the public and private sectors and has worked in both institutional and private middle market positions. Prior to Comunidad, he has led accounting, finance, and equity teams for real estate development companies, private equity funds, property management companies, and family offices. Mr. Borja has managed financial accounting and reporting for DRA Advisors, GTIS Partners, WCCG, and a New York family office. In addition, he has worked extensively in fund management, debt servicing, compliance, acquisitions, asset management, dispositions and re-financing. He graduated from the State University of New York at Binghamton and previously served as a Certified Public Accountant.
Jessica Jimenez | Vice President – Asset Management
Jessica Jimenez serves as Vice President, Asset Management at Comunidad Realty Partners, a Quez Capital company. She is responsible for asset management implementation across the portfolio specific to revenue strategies and expense management including but not limited to rent pricing optimization, marketing plan implementation, unit turn cost management, utility conservation measures, talent development and compensation, vendor negotiations/management, lender servicing, risk management, and other strategic asset management initiatives for the portfolio. Previously, she was Vice President of Operations and Chief Administrative Officer for the Renaissance Companies, a real estate consulting company providing financial institutions, private equity firms and hedge funds with predictive model valuations, targeted market sale processes and market intelligence plans for real estate owned assets. She graduated from Notre Dame University and the Ross Minority Program in Real Estate at the University of Southern California.
Pamela Lopez | Director of Social Impact
Pamela Lopez serves as Director of Social Impact at Comunidad Realty Partners, a Quez Capital company. She is responsible for community outreach, nonprofit partnerships, and the resident services / lifestyle management components of the operation. She serves as a liaison and social services conduit enabling services such as after-school programs for kids, health education, financial literacy, English as a Second Language (ESL) programming, resident workforce support for vocational training and job placement, among other programs integral to the resident services platform. In addition, she worked for Hewlett-Packard in research & development, has extensive experience in cultural business management serving key leadership positions with multiple organizations and was an educator for the California school system for 10 years.
Horacio Villarreal | Director – Investment Management
Horacio Villarreal serves as Senior Associate of Investment Management at Comunidad Realty Partners, a Quez Capital company. He is responsible for activities related to acquisitions, fundraising, recapitalizations / refinances, and dispositions. Horacio has been instrumental in navigating multiple transactions across the Sunbelt. Prior to joining Comunidad, Horacio spent a year and a half at HPI where he served in multiple capacities on the industrial team. Before HPI, Horacio served as an Acquisitions Analyst at WCCG where he underwrote and closed transactions in various product types in multiple Top 50 MSAs. Horacio graduated from The University of Texas at Austin in 2014 and is a member of Chancellor’s Centurions, a group that supports The University of Texas System. He is also a member of Bachelors of Austin and a member of the Texas Real Estate Center Council.
Steven Johnson | VP – Technology & Data Science
Steven serves as VP of Technology & Data Science at Comunidad Realty Partners, a Quez Capital company. He is responsible for process design and systems implementations related to the company’s technological assets. His expertise is in integrating data science and predictive analytics into a firm’s operational workflows. Steven holds a Chartered Financial Analyst designation and has a decade of experience advising firms on best practices of machine learning, geomatics, and data science capabilities. This includes building construction estimation software, machine learning capabilities for investment banks, leading transformative data integration projects for major oil companies, and providing expertise to major global advisory firms. Past clients he has worked with include ExxonMobil, Deloitte, McKinsey, HSBC, the US Federal Government, and many private middle market businesses looking to advance their data science and analytical capabilities.
Zaid Mansuri | Asset Management – Revenue Analyst
Zaid Mansuri serves as a Revenue Analyst at Comunidad Realty Partners, a Quez Capital company. He is responsible for strategic asset management activities related to revenue enhancement such as rent price optimization, execution of marketing strategies, maximizing other income, and the development of novel systems leveraging machine learning to provide more predictive modeling techniques to accelerate revenue growth. Zaid has experience and a passion for data visualization, forecasting, and regression analysis. Prior to joining Comunidad, Zaid worked in both Risk Management and Asset Management capacities as a Financial Analyst at ConAm Management Corporation. Zaid graduated from UC San Diego with a B.S. in Economics where he acted as an Academic Senator overseeing tuition and fee policy.
Jose Rodriguez | Asset Management – Expense Analyst
Jose Rodriguez serves as an Expense Analyst at Comunidad Realty Partners, a Quez Capital company. He is responsible for strategic asset management specific to expense management including contract negotiation, vendor management, utility conservation, cost containment, and unit turn expense efficiencies. In addition to expense controls, he is responsible for talent development and training. He also has experience with real estate valuation and cash flow analysis. Prior to joining Comunidad, José participated in the Manager Development Program with GEICO Insurance and held an officer position in the Hispanic Business Student Association at San Diego State University where he also obtained his BS in Finance.
Yiming Cai | Senior Analyst – Acquisitions / Development
Yiming Cai serves as an Analyst at Comunidad Realty Partners, a Quez Capital company. He is responsible for construction management programs, green / utility conservation programs, and design for the portfolio’s capital improvement programs. In addition, he supports acquisition underwriting and business intelligence development efforts. He is also involved in business plan development and execution. He was previously a Structural Engineer for China State Construction Engineering Corp (CSCEC) and Cost Manager at China Construction America, Inc. He graduated from the Massachusetts Institute of Technology (MIT) with a Masters of Science in Real Estate Development and from Tongji University with a Master of Engineering in Civil Engineering Construction.
Demetre Booker | Director
Demetre Booker serves as a Director at Comunidad Realty Partners, a Quez Capital company. He is responsible for transactional activities of the firm particularly in the Southwestern United States. He is also responsible for sourcing, underwriting, contract management, and closing efforts for the firm’s transaction pipeline in the Southwestern markets. He graduated from California Polytechnic – San Luis Obispo.
Jennifer Searles | CEO - Veritas Impact Partners
Jennifer Searles serves as CEO of Veritas Impact Partners, a 501(c)3 non-profit organization, which was founded by principals of Comunidad. Veritas was founded to formalize social impact programs at multifamily communities. Jennifer is responsible for community outreach, nonprofit partnerships, and the resident services / lifestyle management components of the operation. She serves as a liaison and social services conduit enabling services such as after-school programs for kids, health education, financial literacy, and workforce job skills training and job placement, among other programs, that are integral to the resident services platform.
